Estimating and takeoff
Quantities are measured off plans with deterministic computer vision and geometry, one click fills and measures a room, and printed dimensions are read and trusted over inference. The pricing then comes from the builder’s own rates. No language model touches the measurement.
Reading documents into facts
Invoices, quotes, plans and approvals are classified, their fields and line items extracted with the page each value came from, then named and filed to the right job. Rules read everything they can first; a model is called only for what rules cannot resolve.
Finance administration
A supplier invoice is read, matched to its purchase order by deterministic scoring and coded to the job from the builder’s own learned vocabulary, then queued for a tap. The forecasts and variance alerts underneath stay exact arithmetic on real claims, orders and invoices.
Site communication
Trades reply to scheduling messages by SMS and the replies file against the right tasks, by rule when clear, by a model ranking only the genuinely ambiguous cases from the real open tasks. Nothing is invented and anything filed is visible and movable.
Safety and working documents
SWMS, WHS plans, schedules, selection sheets and client-facing variation summaries arrive as drafts grounded in the job’s own data, always for human review, with any figures inside them calculated rather than generated.
Answering questions from the records
A builder asks the job a plain question, in shorthand like DA, VO or EOT if they like, and the answer is composed only from the job’s own records, with sources attached, or the system says it does not know. No outside knowledge, no confident guessing.

Every use pattern above is powered by one of three kinds of engine, and knowing which is which tells you how far to trust the output.
Deterministic engines do the exact work
Takeoff geometry, purchase order matching, cash flow arithmetic, variance thresholds, date calculations. Same input, same answer, every time, auditable. Most of the trustworthy AI in construction is not a language model at all.
Language models do the language work
Reading an invoice or a council stamp, classifying a document, drafting a claim note or a SWMS, ranking an ambiguous text message. Real language problems, where a model genuinely helps, always producing suggestions rather than records.
Blends run rules first, models last
The document pipeline reads everything it can with deterministic rules for free and calls a model only for the leftover fields. Cheaper, faster and more checkable than sending everything to a model and hoping.
The split is the single most useful thing a builder can know about this category, because the engines fail differently. Deterministic engines fail loudly and consistently, a wrong formula is wrong the same way every time and gets found. Language models fail plausibly, which is why their output belongs in review queues with sources attached, never directly in records. The systems worth trusting are explicit about which engine runs which feature, keep money and geometry deterministic, and confine models to language. The rules that make any of it usable
Every honest deployment of AI in construction runs on the same control rules, whatever the vendor calls them. Suggestions stay visibly provisional until a person commits them. Every extracted value and every answer carries its source, the document and page or the screen it came from. Money and legal records never change without a human. And when the system does not know, it says so instead of generating something fluent. Mostly not, and the distinction decides how much you can trust each feature. The measurement, matching and money capabilities marketed as AI are deterministic engines, exact geometry and arithmetic with no model involved, which is why they can be relied on. Language models appear where language is genuinely the problem, reading a document, drafting a note, classifying a text message, and their output should always arrive as a suggestion for review. The administrative layers, in rough order of payback: accounts payable, where invoice reading, purchase order matching and cost coding are mature and the weekly hours saved are large; document handling, where filing, naming and fact extraction remove a constant background drag; takeoff and estimating, where deterministic measurement collapses quoting time; and recall, where grounded answers replace folder hunts. The physical work of construction is essentially untouched, and the judgement work, pricing, sequencing, quality and client calls, remains human everywhere the technology is honest about itself.
Four things a buyer should screen for. It is not used to run jobs autonomously, no shipped system makes sequencing, commitment or client decisions on its own. It is not reliably used to comprehend full drawing sets, reading printed dimensions and approval stamps is real, whole-plan understanding by a language model is not. It should not be used to generate financial figures, forecasts and variances belong to exact calculation from real records. And it is not a substitute for state-specific compliance advice, software can read and file home warranty or approval paperwork, but obligations belong with the relevant authority. A vendor claiming any of the four owes you a demonstration on your own documents.
Ask three questions of every feature carrying the label. Which engine is it, exact calculation, a language model, or a blend, and the vendor should answer per feature without hedging. Where does each produced value come from, a trustworthy system shows the document, page or screen behind every number and answer. And who commits, nothing should post, approve, send or change a record without a person confirming it, enforced in the product rather than promised.
